The first home I ever bought in Austin was in University Hills. It’s a neighborhood convenient to major highways and you can be downtown in 11 minutes. You can also be out of town in 11 minutes, and I was amazed at how much house you could get for the money in this relatively undiscovered Austin neighborhood.

Many of the homes were built in the 1960s – and a large portion were built by Walter Carrington who built custom homes on the larger lots. The hilly nature of the streets meant that homes were custom fitted to the lots. The ranch style was popular at the time, so if you’re looking for a mid-century modern home, you’ll find many top notch remodels here. Many are over 1800 sqft, though there are smaller homes available too.

The older lots mean mature trees, and a typical lot for one of the custom homes is around a quarter acre, with larger lots not being uncommon. Little Walnut Creek winds through the subdivision, which leaves some lucky homes with no back neighbor, and perhaps a sunset or sunrise deck. If you see Lakeside Drive, you might be forgiven for assuming there is no lake, but these homes do in fact border on a small hidden lake.

The neighborhood runs on both sides of Manor Rd, and between Northeast and 183 / 290. While the University Hills neighborhood as defined by the City of Austin, and the Austin Neighborhood Council is around these areas, the legal names of the area on the other side of Northeast Drive is also University Hills, though this is considered to be Windsor Park. Also, some of the legal names in the area include Dunbarton Oaks, Walnut, Vintage Oaks and Riverbend.
